Energy management in hotel achieves 34.34% energy savings for the Burnham Beeches Hotel
Measured and verified energy reduction results to manage and reduce their energy consumption, costs and carbon, reveal energy savings of 34.34% in year 2 of the program and a predicted reduction in carbon emissions of 1,560 Tonnes over the term of the contract.
SMARTech energy’s partnership with the Burnham Beeches Hotel (a part of the Corus Hotels Group) is now in it’s second year of a 10 year Energy Efficiency as a Service programme.
This partnership has delivered measured and verified results averaging 31.2% combined gas & electricity savings from he first 2 years – which will save the hotel energy, money and carbon.
With three commercial options available, Burnham Beeches took the zero CapEx, shared savings approach to an energy efficiency programme. This option requires no investment from the client and they typically receive 30% of the savings.
Through this model, its enabled the hotel to execute a fully-funded energy efficiency programme with SMARTech energy managing the strategy to design, integrate, install and deliver a comprehensive portfolio of efficient building technologies – from LED lighting, insulation, SMART refrigeration to 97% efficiency boiler systems.
Throughout the 10 year programme, SMARTech energy are responsible for maintenance and warranty of the technology and proving the energy savings year on year.

Energy Consultancy
An initial site survey and discussion of opportunities to reduce the site’s energy consumption, enabled SMARTech energy’s team of expert consultants and engineers to design an energy monitoring system and install it. This gives minute by minute data to help understand the site usage profiles across various equipment and loads on site.
Monitoring
The data analytics produced from this, then helped to form the basis of an energy reduction report. Through factual data, it’s this report which focuses on preventing energy wastage and provides recommendations for improvements, either through updates to energy efficient technologies or changes to process.
Energy Consultancy – Strategy Report
The Strategy Report details and provides reasoning on areas where energy savings can be achieved, such as settings, setpoints, scheduling and control systems. It’s this report which is fundamental to achieving the goals of the programme and for the measurement and verification process to be fully realised.
Installation
The installation by our team of electricians and engineers of the recommended energy conservation measures (ECMs), guarantees to reduce energy consumption and optimises the energy performance and operating conditions across the site.
Tech Stack
The long-term energy reduction strategy with the Burnham Beeches Hotel includes (but is not limited to) LED lighting upgrades, motor optimisation, SMART refrigeration, energy efficient boilers, thermal insulation jackets and gas savers.
Project Management
Continuous project management of the energy reduction programme ensures the success of all elements of the partnership; including management support, energy monitoring, plus through the use of visuals from powerful dashboard analytics – which provide alerts and which continue to guarantee results.
IPMVP – Monitoring and Verification
Energy savings are measured and verified using an internationally recognised Performance, Measurement and Verification Protocol (IPMVP). This protocol is used to measure and validate the performance of energy management and reduction calculations.

The reporting period for the measurement and verification (M&V) analysis is from 1st June 2021 to 31st May 2022 for both gas and electricity. The independent variables applied to gather this data included heating degree days at 15.5 ̊C (HDD15.5) and number of sleepers (sleeper) in each respective month (delegate numbers). The data for weather related independent variable (HDD) was collected from the website www.degreedays.net, which was stipulated in the M&V plan.

The following graph provides a visual understanding of the electrical and gas energy savings realised at the site and represents an average from the savings achieved over the past 2 years. The top line of the graph represents the adjusted baseline energy usage of kWhs – if upgrades to low-carbon technologies were not carried out. The bottom line on the graph is the actual measured energy usage on utility bills following technology upgrades. These energy savings are measured and verified using an international protocol (IPMVP).
